Yawney, Bushell See Simple Technology, Fast Information as Hallmarks of Success

According to Alan Bushell, president of ProCalc, real estate professionals are technologically inexperienced when it comes to using real estate software, so it has to be Windows compatible. "It has got to be point and click," he said.

Walnut Creek, CA--Four years ago, Cybersafe Inc. was happily plotting its course through the peaks and valleys of high-end database engineering when John Cushman III saw some software the company had developed for the Ford Motor Co. The Cushman Realty Corp. president & CEO decided his brokerage company also needed an industrial-strength database for presentation purposes and dragged Cybersafe--not necessarily kicking and screaming--into the brokerage world.

Cybersafe president Marshall Yawney said Cushman was one of a few pioneers who saw what computers could do for the real estate industry. The real estate software from Cybersafe, first produced at Cushman's request, has evolved into its 420th iteration, as CyberBroker IV, through suggestions from real estate users who wanted to see improvements in the system like profit inventory, maps and broker-driven lease administration, in addition to the original multi-media presentation capabilities.

The only drawback to the marriage between real estate and software is "brokers don't know that much about computers," said Yawney. "In the 1980s, when everyone else was becoming automated, the real estate guys didn't even bother."

With technological inexperience being the biggest handicap, new real estate software needs to be Windows compatible. "It has got to be point and click," said Alan Bushell, president of ProCalc, which has just released version 8.0 of its Lease Analysis System.

"The single complaint about previous versions of the system was that it was not a true Windows program. Version 8.0 has custom menu bars, push-buttons and pull-down windows that will allow you to point and click your way through analysis," he said.

H.B. Pascal & Co. vice president Milton Deutsch said his company is also moving to the Windows environment, adding to the software that it has been developing over 14 years. "We are now making available a full graphical user interface program, which will bring the software into position to not only do analysis but in a true Windows environment as well," he said.

Striving to do more than make its programs compatible with Windows, Dyna Software is ready to present Windows software with an open database structure that allows data storage and permits the import and export of information, said vice president Jeff Wells.

As the need for simple technology and speedy information grows, many software vendors anticipate a simultaneous growth in networks like the Internet and the World Wide Web.

"People, with the spread of communication networks, want to access information more readily, with lots of graphical or visual displays," said Ted Stearns, president of Real Projections. The company's product, WinStack, has seen 21 major releases over one year.

"We see the future of WinStack as really being the ultimate now," Stearns continued. "With a lot of these on-line services, we're in a position to be very responsive to users by sending data files back and forth."

Lisa Levine, marketing manager for ASI International, said users ultimately want their software to be "basically all-encompassing, to be in one environment to get to data. This is becoming a requirement instead of a request."

Bushell, a former real estate broker, said he understands the real estate users' needs more intimately than other software designers. "We're real estate people who have written programs for other real estate people. We understand deal structure, presentation, negotiating with numbers, selling with numbers. Those are the things that are important to real estate professionals," he explained.

As Deutsch said, if a software designer sees a trend emerging, "you can't wait to get it in your program." If anyone knows about the quick-change nature of the computer software industry, it's Howard Honickman, executive vice president at Newstar Technology.

Honickman founded Minicom Data Corp. in 1977. This year, as the result of a merger, the company is now called Newstar. Through the years, Honickman has seen many changes in the real estate software business.

"The software industry is way different from when Minicom began as a service bureau. People used to have modems hooked up to our computers. In 1982, we started offering systems in-house," he said.

Hot trends, according to Honickman, include the multi-media paperless presentations of results and analysis, the use of the Internet, and the use of the Geographic Information System.

"The real estate industry will still lag years behind. Real estate professionals are more reluctant to jump forward than those in other professions," added the Newstar executive vice president.
